Brochures and photos are a starting point — but the site visit is where you find out what living somewhere will really be like. Here are ten things worth checking.
Inside the home
1. Light and ventilation. Visit during the day. Which rooms get natural light? Do windows open onto open space or a neighbouring wall?
2. Layout, not just area. Walk through as if you live there. Is there space for a bed, a wardrobe and a dining table? Where does the washing machine go?
3. Finishing. Look at flooring joints, tile alignment in the kitchen and bathrooms, doors and window frames. Open and close everything.
4. Water and plumbing. Turn on the taps. Check the water pressure and ask about the water source and storage.
The building
5. Lifts and power backup. How many lifts serve each wing, and are they on backup power?
6. Security and parking. Is there CCTV and an intercom? How is parking allotted?
7. Approvals. Ask for the MahaRERA registration and, for a ready home, the Occupation Certificate. Make sure they cover your building and wing.
The neighbourhood
8. The daily commute. Time the drive or walk to the station, your office route and your children’s school.
9. Everyday needs. Note the nearest grocery store, hospital, pharmacy and market.
10. Visit twice. Come once on a weekday and once on a weekend — or once in the evening — to get a feel for traffic, noise and the neighbourhood.
