If you’re shopping for a flat in Kalyan or Ambernath, you’ll hear one question again and again: “Is the OC received?” Here’s what that means, and why it should be near the top of your checklist.
What an OC is
An Occupation Certificate (OC) is issued by the local planning authority — the municipal corporation or council — once a building is complete. Before issuing it, the authority checks that the building was constructed as per the sanctioned plans and meets the required norms.
In simple terms, the OC is official confirmation that the building is ready and fit to live in.
Why it matters to you as a buyer
1. You can move in with confidence. Living in a building without an OC can create problems later — with the society, with the authorities, and when you want to sell.
2. Utilities and society formation. Permanent water and electricity connections, and the formation of the housing society, typically depend on the building having its OC.
3. Home loans and resale. Banks look closely at a property’s approvals. An OC makes both your home loan and any future resale smoother.
4. No GST on ready homes. GST applies to under-construction property. A flat bought after the OC has been issued is treated as a ready property, so GST is not charged on the purchase price — a real saving.
How to check
- Ask the developer for a copy of the OC for the specific building (or wing) you’re buying in.
- Check that the building name, wing and number of floors on the OC match what you’re being sold.
- Cross-check the project on the MahaRERA website using its registration number.
